Baldwin Park at a glance

Around Baldwin Park

Baldwin Park takes its name from Elias J. "Lucky" Baldwin, the 1800s landowner whose holdings covered much of this part of the valley, and it incorporated as a city in 1956. The city sits in the 91706 ZIP code, boxed in by the San Bernardino Freeway to the south and the San Gabriel River Freeway to the west. Most homes are modest single-story houses on narrow, deep lots, and many have had rooms, patios or a second unit added over the years. That kind of growth means plumbing and wiring from several different decades can meet in one house.

Baldwin Park also has a claim to fame every Southern Californian knows: the first In-N-Out Burger opened here in 1948, and a replica of that first stand was unveiled near the original site in 2014.

Landmarks and streets we drive

  • Morgan Park, the main city park, with the community center and pool on Ramona Boulevard.
  • Baldwin Park Metrolink station, on the San Bernardino Line near Downtown Baldwin Park.
  • The In-N-Out replica stand, a copy of the 1948 original built near the first location.
  • Ramona Boulevard and Baldwin Park Boulevard, the two main commercial streets, lined with older homes behind them.
  • The San Gabriel River and the Santa Fe Dam area just to the north and east, where many residents ride or walk.

Houses with additions and back units

When a house has been added onto, the water heater may now be serving fixtures much farther away than it was designed for, and the bathroom in the addition may have been plumbed with whatever was on hand. We see a lot of mismatched shut-off valves, flexible lines that have kinked behind toilets, and tub spouts that no longer divert water properly. These are good handyman jobs: replace the stop, the supply line, the spout or the cartridge, and test everything before we leave.

Baldwin Park homes
  • Postwar homes, 10 to 605
  • Back-unit turnovers

Back units and converted garages often have small electric water heaters, older fluorescent fixtures and bath fans that were never quite right. We can replace a fixture in the same box with an LED one or put in a better fan where the old one was. Running a new circuit, adding a subpanel or wiring a new room is outside our scope; hanging doors, patching drywall and setting fixtures are not.

Summer heat and old supply lines

Inland heat is hard on anything rubber or plastic. Washer hoses, toilet fill valves and the supply lines under kitchen sinks get brittle faster in a hot garage or a sunny laundry porch. If your house still has the original rubber washer hoses, swapping them for braided ones is a simple job that can save a floor. Exterior hose bibs that drip at the stem are another frequent call, usually a new stem washer or a replacement bib on the same pipe.

Inside, heat and dry air make doors shrink and swell through the year. A door that latched fine in March may not close in August. We adjust strike plates, shim hinges and plane edges so the door works across the seasons.

Plenty of Baldwin Park calls start with one item and end up as a short list once the homeowner walks the house: a towel bar pulled out of the drywall, a loose toilet seat, a cabinet door that drops, a missing switch plate. Put the whole list in one message with a photo for each, and we quote it together so a single trip covers everything.

Porches and laundry areas

Some Baldwin Park homes keep the washer on a back porch or in an enclosed patio. We replace worn washer hoses, fix the faucet on the laundry sink and hang shelving above the machines.

Bathrooms in busy households

Many Baldwin Park homes have one or two bathrooms shared by a big family, so a broken toilet or a shower that will not shut off is more than an inconvenience. Whether the fixture is working again on the first visit depends on the job and the parts; we’ll tell you after seeing photos. For a running toilet, that is usually a fill valve and flapper; for a shower that keeps dripping, a cartridge or stem set.

Heavy use also wears out towel bars, toilet paper holders and shower rods that were mounted only into drywall. We reinstall them into studs or with proper anchors so they stay put. Bath fans in these bathrooms run hard, and an old fan that rattles or barely pulls air lets moisture sit on the ceiling.

Baldwin Park back-unit check
  • Shutoff for the back unit: where is it?
  • Water heater serving each unit
  • Laundry hoses behind the machines
  • Exterior doors that swell in summer
  • GFCI outlets at the porch and laundry
  • Smoke and CO alarms in each unit

A new fan in the same opening, tied to the existing duct and wiring, clears steam and helps prevent the peeling paint you see over so many showers.

Baldwin Park questions

Do you serve all of Baldwin Park?

Yes, all of 91706, including the streets near Morgan Park, the Metrolink station and both freeways.

Can you work on a back house or converted garage?

Yes, for repairs to what is already there: fixtures, faucets, toilets, doors and drywall. New wiring or new plumbing runs are outside our scope.

My tub spout runs while the shower is on. Is that a quick fix?

Usually. A worn diverter spout is replaced on the existing pipe. If the diverter is in the valve, a cartridge or stem may be needed instead.
