It covers about 3.42 square miles, and the 2020 census counted 26,943 residents. Its main streets include Fair Oaks Avenue, Huntington Drive, Fremont Avenue and Mission Street, and its five city parks are Garfield, Eddie, Library, Orange Grove and War Memorial.

Housing by the numbers

South Pasadena counts roughly 10,800 homes, and the middle one was built in 1953. Tallying the same census table, about 64 percent were built before 1960 and roughly a third before 1940, one of the highest shares of prewar housing we serve. Only about 44 percent of homes are owner-occupied.

Fewer than half of units are single-family detached houses, and more than one in five sit in buildings with ten or more units. Source: Census ACS 2020–2024 5-year data, tables B25034, B25035, B25003, B25024; see Census Reporter’s South Pasadena profile.

Prewar houses

A third of homes predating 1940 means many South Pasadena houses have wood windows, solid wood doors, plaster walls and plumbing that has been updated in stages. Repairs here go best with patience. We tighten and shim doors rather than replacing them, free painted-shut windows, patch plaster so the patch disappears, and match old hardware where we can. Anything structural, or a full window replacement, is outside our scope.

Apartments and older multi-unit buildings

With more than a fifth of units in larger buildings and most households renting, a lot of our South Pasadena work is inside apartments: faucets, toilets, disposals, closet doors, cabinet hinges, and wall mounting. Owners and managers call for turnover work. Older buildings sometimes have quirks, such as shared shutoff valves for several units or water heaters in a central room, so we ask about access before the visit.

Common jobs

Plaster and lath

Plaster walls crack along stress lines near doors and windows. Small cracks are opened slightly, filled and finished; a loose section is secured before patching. When a large area sounds hollow or sags, that is outside our scope, and we will say so. We protect floors and contain dust while we work, which matters in homes with original hardwood.

Old doors and mortise locks

Many prewar front doors use mortise locks, a box lock set into the door edge. They can often be cleaned, adjusted or fitted with a new cylinder instead of replaced, keeping the original look and getting you a new key. Interior doors with glass knobs can usually keep them; loose knobs often just need a new set screw or spindle.

Near the Arroyo

Homes on the west side sit near the Arroyo Seco. Older houses there, like elsewhere in town, may have raised floors with crawl spaces. Plumbing under the house is easier to reach than in slab homes, which helps when a drain or supply line leaks. We check visible pipes for drips while we are there.

Built-ins

Older homes often have built-in bookcases, linen cabinets and window seats. Doors on these drift out of line and catches wear. Adjusting hinges, replacing worn catches and easing sticky drawers keeps them working without changing their look.

Apartment turnover in older buildings

Turnover in a 1920s or 1950s building tends to include the same items: patching picture holes in plaster or drywall, touching up paint, rekeying the unit door and mailbox if the owner controls it, replacing worn faucet cartridges, rebuilding a running toilet, swapping cracked switch and outlet cover plates, and adjusting closet doors. Old buildings often have unusual sizes, such as narrow medicine cabinets, short tub spouts, or small-diameter drain parts, so we measure before buying replacements and bring adapters where we expect them.

Bathrooms with original tile

South Pasadena homes
  • Old houses and many apartments
  • Apartment punch lists

Many older bathrooms still have their original wall and floor tile set in a thick mortar bed. That tile is durable, and keeping it is often the right choice. Regrouting, replacing a cracked tile from a matching or salvaged source, and recaulking the tub joint can refresh the room without tearing anything out. See tile regrouting and recaulking.

Kitchens and narrow spaces

Older kitchens in town are often compact, with cabinets that have been painted many times. Doors that stick or hinges that sag are common. New hinges, a light sanding of paint buildup on the edges, and fresh bumpers make old cabinets close quietly. Under the sink, older drain parts and stiff shutoff valves are worth replacing during any faucet or disposal job.

Seasonal drafts

Wood windows and doors let in drafts in winter and dust in summer. Weatherstripping, door sweeps and exterior caulk are inexpensive and keep original windows working well. A yearly check in the fall catches gaps before the rains.

Smoke and carbon monoxide alarms

In older homes and apartments, alarms are often a mix of ages and types. We test them, replace any past their date on existing mounts or wiring, and note any level or sleeping area that seems to be missing one.
